Building off the success of our first senior debt fund launched in 2017 we now have a range of listed and unlisted funds that aim to generate regular income with attractive risk-adjusted returns while prioritising capital preservation. Our funds allow investors to gain meaningful exposure to a specialised asset class while avoiding the complexities and risks associated with direct asset ownership.

Our construction debt strategies provide senior debt loans to fund the development and construction of real estate projects across Australia. These strategies are available to institutional investors, with the Qualitas Construction Debt Fund our largest closed-end vehicle in this space3.

We have a range of funds that make equity investments in underlying real estate assets. These funds focus principally on two investment strategies being, income producing assets through our core equity funds, and total return assets through our opportunistic equity funds.
Our core equity funds focus on assets generating defensive and resilient cash flows, such as build-to-rent, food logistics and manufacturing, non-discretionary consumer staples, logistics and convenience retail assets. These types of real estate assets benefit from defensive income characteristics, including attractive rental escalations and resilient cash flows, to provide attractive risk-adjusted returns for fund Investors. Our opportunistic equity funds focus on situational and opportunistic real estate investing, including development joint ventures, recapitalisations and structured preferred equity investments, to deliver attractive risk-adjusted total returns.
Inflationary Hedge: We focus on inflation-resistant commercial real estate assets with strong fundamentals that deliver consistent performance across market cycles. Our portfolio emphasises defensive assets generating resilient cash flows, including food logistics and manufacturing properties.
Opportunistic: Our equity investment approach targets joint ventures and distressed opportunities during market dislocations. We pursue situational real estate investments including development joint ventures, recapitalisations and structured preferred equity across residential, commercial and retail sectors.
Build-to-Rent: We specialise in multi-family rental residential properties that provide stable income streams. Our Build-to-Rent platform, launched in 2020, integrates comprehensive capabilities from development and design through to fund management and property operations, delivering a complete build-to-rent residential solution.
